What fails first on an Oklahoma roof
Roofs here rarely die in the field. They die at the details, and they die early because this state gives a roof more weather in a decade than most states give it in thirty years. Hail bruises the mat under the granules, wind lifts and reseats tabs until the seal strip gives up, and the freeze-thaw swing works every nail head a little further out of the deck.
The order is fairly predictable. Granule loss in the hail-facing planes first, then exposed mat, then the seal strip failing along a wind-loaded edge, then water finding the valleys and the penetrations. By the time a ceiling stain appears inside, the decking above it has usually been damp on and off for a season or two.
This is why we will not quote a replacement off a photograph. Two roofs the same age on the same street can be years apart depending on which way they face and what the last storm track did.

Tear-off, deck inspection, and what we replace before the shingles go on
We tear off to the deck. Roofing over an existing layer hides exactly the things a replacement is supposed to fix, and it puts a second layer of weight on sheathing nobody has looked at.
With the deck exposed we walk it and mark what has to go: soft or delaminated sheathing, split rafter tails, old nail holes that were never sealed, valleys that were closed-cut over felt with no metal underneath. Pipe boots get replaced rather than caulked, because a caulked boot is a leak with a date on it. Step flashing at walls and chimneys gets replaced with the shingles, not reused.
Then it goes back together in order: synthetic underlayment, ice and water membrane in the valleys and around penetrations, starter course, architectural shingle, and ridge cap. We are a GAF-certified contractor, so the material warranty behind the shingle is the manufacturer's full program rather than a basic limited one.
Chapter 03
The lifetime labor warranty, and what it actually covers
Every new roof installation carries a lifetime labor warranty. That is our workmanship, for as long as you own the home, and it is separate from the manufacturer's warranty on the shingle itself.
The distinction matters because most roofing complaints are not material defects. They are installation defects: nails driven high or overdriven, flashing reused, valleys cut wrong, ventilation left short. A lifetime labor warranty is us saying we will come back and fix those at our cost, which is a straightforward thing to promise when the crew did it right the first time.
